What Happens During the Buyer’s Home Inspection?

Once you accept an offer, the buyer will typically schedule a home inspection during their contingency period. This is a normal part of selling a home in Santa Barbara and helps buyers understand the condition of the property before they finalize the purchase.

What the Inspector Looks At

A home inspection is usually a visual and functional evaluation of major systems and accessible areas, including:

● Roof (visible portions), attic access, ventilation

● Structure, foundation, grading, drainage

● Plumbing fixtures, water heater, under-sink plumbing

● Electrical panel, outlets, visible wiring

● Heating and cooling systems (HVAC)

● Windows, doors, walls, ceilings, floors

● Appliances (if included)

● Moisture concerns, leaks, safety items

Inspections often take a few hours depending on size and complexity.

What Sellers Should Do to Prepare

● Ensure clear access to attic, garage, crawlspace (if any), and electrical panel

● Replace burned-out bulbs and fix minor items (door latches, drips)

● Clean key areas (kitchen, baths, utility spaces)

● Secure pets and provide a calm showing environment

What Happens After the Report

The buyer receives a report with notes and photos. Then one of three things usually happens:

1. Buyer proceeds as-is

2. Buyer requests repairs

3. Buyer requests a credit or price adjustment
